Roof washing We use our soft washing technique to get any kind of roof clean like new. This is particular helpful when dealing with pesty mold or stubborn pollen. This will help extend your roofs lifespan while also giving your home that new home glow. Look at our before and afters to see the results you can achieve. Those dark stains have a name — here is why black streaks show up on coastal Georgia roofs. While we are up top we also offer chimney cleaning.

You have probably been looking at the same thing for a while: dark streaks running down from the ridge, worse on the north-facing slope, worse under the live oaks. From the driveway it reads as a dirty roof or an old roof. It is neither. It is algae, it is extremely common on this coast, and it comes off without touching the shingles — as long as nobody puts a pressure washer on it.
Atlantic Coastal Cleaning soft washes roofs across Brunswick, St. Simons Island, Sea Island and Jekyll Island, plus the older neighbourhoods just north of the city limits such as Country Club Estates. Call or text (912) 571-0639 for a free written quote, or read on for exactly how the job runs.
The streaking on asphalt shingles is a blue-green algae called Gloeocapsa magma. It travels roof to roof on the wind and by birds, and it feeds on the limestone filler used as a binder in most asphalt shingles. The black you see is a UV-protective pigment the colonies produce — not soot, not mold, and not a sign the roof is failing.
Coastal Georgia gets it faster than inland Georgia does. Humidity off the marsh keeps a roof damp long after the rain stops, the winters are too mild to knock the algae back, and heavy live oak shade means a north slope can stay wet most of the day. A roof here can show visible streaking in three to five years, well inside the shingle's rated life. We wrote the long version of this up separately: why coastal Georgia roofs streak black.
This is the part worth being blunt about. High pressure strips the protective granules off asphalt shingles. Once the granules are gone, the shingle is exposed to UV and water in a way it was never designed for, which shortens the life of the roof and can void the manufacturer's warranty outright. Before anyone touches your roof, it is worth reading the care guidance your own shingle manufacturer publishes — GAF and Owens Corning both put theirs online, and the Asphalt Roofing Manufacturers Association publishes maintenance bulletins for the industry. The pressure, not the algae, is what destroys a roof.
So we do not use it. Not on a low setting, not "just on the bad spots." A roof gets a soft wash or it does not get cleaned by us.
The roof looks close to its original colour when we leave, because the algae is dead rather than just knocked loose from the surface.
Asphalt shingles are the most common host, because of the limestone. Metal and tile roofs on this coast develop the same dark algae streaking and mildew in shaded spots, plus moss in the valleys and around vents. The soft wash approach is the same regardless of material — only the dwell time and the strength of the solution change.
About every two to three years for most Brunswick homes, and sooner under heavy shade or out on the islands where salt and humidity keep everything damp. It will come back eventually; the spores are permanently in the air here. A properly soft washed roof stays clean well past the three-to-five-year cycle an untreated roof runs on.
Most of our exterior chimney cleaning happens during a roof clean, because the equipment is already up there and the streaks are the same growth — a clean roof above a black chimney looks unfinished. Gutter cleaning is the other natural add-on, since what stains the roof ends up in the gutters. If the siding is showing the same green cast, that is a house wash, and doing them together is one trip instead of three. You can see the rest of what we do on our services page.
No. That is the entire reason for the method. The cleaning is done by solution and dwell time, and the rinse is low pressure, so the granules stay on the shingle where they belong.
Not if the job is run properly. Everything under the roofline gets wet down before we start and rinsed again afterwards. This is the step careless operators skip, and it is why people end up with brown shrubs after a cheap roof wash.
You can buy the chemicals, but two things stop most people. The first is the ladder work: roofs in Glynn County are damp and slick under shade, and a wet algae-covered slope is genuinely dangerous. The second is that the household bleach mixes people find online are easy to get wrong — too strong and you burn the landscaping and streak the siding below, too weak and the algae is back in a season. If you do go ahead, do not put a pressure washer on it, and wet everything below the roofline first.
Dark streaks running down from the ridge, a green cast on the shaded slopes, moss starting in the valleys or around vents and pipe boots, and granules collecting in the gutters. On this coast the north slope shows it first. If you can see it from the street, it is well established.
Usually yes. Moss is a thicker growth than algae, it takes longer to break down and it sometimes needs a second treatment, so we will tell you that when we quote rather than discover it on the day. Moss also holds water against the shingle, so it is worth dealing with sooner than plain streaking.
It is one of the few exterior jobs that changes how the entire house reads from the street, and it is a fraction of the roof replacement a heavily streaked roof makes buyers and neighbours assume you need. Left long enough the algae does shorten shingle life, so it is maintenance as much as appearance.
Call or text (912) 571-0639, or send a message through the site. A photo of the roof from the yard helps. We come out, look at the roof honestly, and give you a written price with no charge for the visit — and if it can wait a year, we will say that too.
