I took these photos myself on actual jobs, not from stock image libraries. Most came from a single visit with one picture taken when I arrived and another when I packed up. That is why the light and angle change between them.
Shade and humidity cause moss, lichen, and black algae streaks on asphalt shingle roofs. Soft washing is what we use on these. I apply a cleaning solution at low pressure then rinse it. I never blast it. Rain and wind take a few weeks to knock moss and lichen off completely, which is why some after photos were taken well after the job day. Read more on our roof cleaning page.
Algae, tire marks, and years of foot traffic turn concrete and pavers grey-brown. I use a surface cleaner to bring back the original color in one afternoon. This is actual pressure washing. Look at driveway and concrete cleaning and patio and pool deck cleaning.
Salt film and green or black growth build up on vinyl, Hardie board, stucco, and painted wood. I wash these with the same low-pressure method I use on roofs. Details are on the house washing page.
Cleaning salt haze off glass is part of the job, even on skylights and the second story. I also clear pine straw and oak leaves out of gutters so water flows down the spout instead of spilling over the edge. See window cleaning and gutter cleaning.
Photos from actual jobs look different than staged ones. Surfaces are usually still wet in my after shots, and wet concrete, pavers, or shingles stay darker until they dry a day later. The sun moves while I work, too. Shooting a driveway at nine in the morning and again at two in the afternoon means it moves from shade into full sun, which is why some pairs do not match in tone.
Soft washing roofs and siding is nothing like pressure washing concrete. The solution kills algae, moss, and lichen on contact, but rain and wind have to wash the dead stuff away over the next few weeks. A photo taken that same afternoon might show grey patches where moss was thick, whereas a photo from three weeks later shows the actual result. I use that later photo whenever I have it.
Stains are not always organic. Rust from irrigation water, oil drips on a driveway, and white efflorescence on pavers do not act like algae or mildew, so they might only lighten instead of going away completely. I look for those when we walk around before we start and let you know so you are not surprised.
Expecting similar results makes sense if your materials and growth match. Washing cannot fix chalking siding, an old roof, or spalling concrete, though. I would rather tell you that than take the job anyway. Look at the note on our about page.
Sending over a few phone photos lets me give you a rough price range, which is how a lot of people start out. I only give the final written price after seeing the house in person, since height, access, and how thick the growth is all change the work required.
Your property photos are only used if you are okay with it. Just tell me when we book the job and I will keep your house out of the gallery.
