Our shop is over in Brunswick. It is fifteen minutes over the Torras Causeway, and we cross over to the island most weeks of the year. Houses on the island get dirty differently than inland ones. Salt air, humidity over 70 percent most months, thick live oak shade, and frequent hard rain cause this. Siding turns grey in two or three seasons. Driveways turn green. Roofs get black streaks. Why St. Simons Island homes get dirty faster

A barrier island takes a toll on exterior surfaces. Around here, three main things cause the mess.

Salt

Salt travels all the way to the middle of the island, but Ocean Boulevard and East Beach catch the worst of it. Salt spray blows off the ocean and sound, coating everything. It puts a dull film on glass. It traps wetness against siding. It creeps into trim and screens. Rain will not rinse it away.

Humidity and shade

Those spots are where mildew and algae thrive. Moisture and warmth hang around coastal Georgia almost all year. Beneath the live oaks in Sea Palms, Frederica, and Island Club at Retreat, north-facing walls and shaded roof slopes never dry out completely.

Everything the oaks drop

Concrete gets marked up and gutters get clogged by Spanish moss, acorns, leaves, and pollen. That heavy tree canopy looks great, but it keeps roofs wet and gutters jammed.

You did not do anything wrong. That is just what island living does to building materials, which is why local homes need washing way more often than a place twenty miles inland.

Where we work on the island

We work the entire island from end to end. Here are some spots we visit regularly, so you know we actually mean St. Simons and not just "the coast":

  • The south end. The Pier Village near Mallery Street, streets behind the lighthouse and Neptune Park, plus cottages and newer houses heading toward East Beach. Older properties here usually have wood or shingle siding that requires gentle cleaning rather than high pressure.
  • Mid island. The Frederica Road area, Sea Palms, roads off Demere Road and Sea Island Road, and marsh-front places at Epworth by the Sea and Gascoigne Bluff. Screened porches and windows right on the marsh get a hazy layer that ocean-side houses do not see, and we clear it off constantly.
  • The north end. Frederica, houses by Fort Frederica National Monument and Christ Church, out toward Cannon's Point Preserve, and up to Hampton Point. You get long driveways, thick oak canopy, and roof slopes that stay wet in the shade. Because the land around the preserve and old fort remains wooded, nearby homes sit under the thickest tree cover on St. Simons.

Got a place in Brunswick or on Sea Island? We clean those too. You can read about soft washing on Sea Island if you live across the water.

Neighborhoods we clean on St. Simons Island

We should mention two specific neighborhoods over by the causeway side. We work in both all the time, even though generic searches for "the coast" rarely list them.

Kings Terrace and King City sit right off the causeway landing, just minutes from Mallery Street and Pier Village. They are older, shaded neighborhoods full of single-story ranch houses, often kept in the family for decades. Being near the causeway brings a full mix of elements: heavy oak shade, salt air, and concrete driveways that turn green quickly. We treat these properties like every other home on the island, using low pressure on roofs and siding, and real pressure on concrete.

For homes across the sound instead of St. Simons itself, check out our page for Sea Island. It is only a few minutes away by water, and we drive over there almost every week.

What we clean on the island

House washing

High pressure can ruin house siding. We rely on low pressure soft washing, using a custom cleaning mix to break down salt film and mildew without blasting the walls. It protects paint, trim, and the old cedar or shingle siding down by East Beach and Pier Village.

Roof cleaning

Those dark streaks on your roof are live bacteria eating the shingle material. You usually see them on north and east roof slopes where damp air stays put. Blasting shingles with heavy pressure strips off the protective grit and voids warranties, which is why our roof washing service uses gentle low pressure, just like our house washing.

Driveways, walkways and patios

Concrete is the one material where high pressure actually belongs. Concrete turns green fast under trees, while paver driveways in new subdivisions gather algae in every seam. Head over to our island driveway and concrete cleaning page to see what stains come clean and what stays.

Gutters

Gutters around here get packed tight with oak leaves and pine needles. Get them cleaned out before hurricane season starts instead of waiting until storms hit. Once they overflow, water streaks down the fascia boards and stains the wall.

Windows

Our window cleaning for salt filmed glass costs less than most jobs we do, but homeowners notice the difference right away. Ocean-facing windows pick up a salt film fast, and store-bought spray cleaner will not budge it. We wash plenty of marsh-front windows, too.

What it is like to work with us

Give us a call or send a message, and we will swing by to look over your house. We give you a free written estimate before starting any work. The guys who quote your job are the guys doing the work; Devon and Levi own the business and work every site themselves without hired out-of-town crews. We are fully insured, and we soak your landscape plants with fresh water before and after cleaning.

Booking the right time of year

Two things are worth knowing if you live around here.

For an annual house wash, spring works best after oak pollen drops and before thick summer humidity arrives. Gutters need a different timeline. Clear them in late fall when leaves finish dropping before winter rains start, then clean them again right before hurricane season if you sit under thick trees.

Running a rental property? Schedule your washing between guests instead of waiting until a tenant complains. We do our best to fit into turnover windows.

Frequently Asked Questions

How often should a St. Simons Island home be washed?

Washing once a year keeps most island homes clean. Properties under dense live oaks, or sitting waterfront on Ocean Boulevard and East Beach, usually need a wash every eight or nine months since damp surfaces never dry out completely.

Will pressure washing damage my siding or my roof?

Not when we do it. Siding and roofs get low pressure soft washing, which relies on cleaning solution rather than hard force. Concrete and other hard surfaces take real pressure because they can handle it. Putting high pressure on a shingle roof strips away the protective granules and can void your warranty, so we never do that.

Do you work on Sea Island and in Brunswick as well?

Operating out of Brunswick, we drive over the causeway almost daily. Our service area includes St. Simons Island, Sea Island, Brunswick, and the Golden Isles around us. Yes, we do.

What causes the black streaks on my roof?

A blue-green bacteria named Gloeocapsa magma is where it comes from. The organisms feed on limestone filler inside asphalt shingles and grow fast in shade and coastal humidity. They usually take root on north and east roof slopes first.

How much does it cost?

We come take a look in person before giving a quote, and that estimate visit is completely free. Pricing changes based on house size, number of stories, and the amount of dirt built up.
